The plat is the community’s first official document, mapping out lot lines, easements, and common areas.
The Declaration (CC&Rs) sets the rules for how the community functions.
The Articles of Incorporation create the Association as a legal entity, and the Bylaws guide how it operates—like elections and meetings.
At the base are the rules, design guidelines, and policies adopted by the Board to manage everyday matters. Each layer must follow the ones above it to keep everything consistent and enforceable.
